My first deal came fully furnished in a former Edwardian opera house

Watch the video below to find out how.

Rachel is from Tunbridge Wells in Kent, and everything in her career led here. She spent her teens and twenties in hospitality running large rural estates and hotels, served in the police, then moved into property management as a private PA, managing fourteen tenancies for an investor who was turning his properties into Airbnbs. She has always wanted to be her own boss, run her own schedule and build a business she could eventually run from anywhere in the world. Her first deal of her own is a three bed in the upper rooms of a former Edwardian opera house, which she markets as The Stage Door. It came fully furnished with two bathrooms and smart TVs in every bedroom, and she even inherited the booking platforms. All she needed was some sheets and a coffee machine. Now she can keep her investor as a client while running things her own way.

Clare has three serviced accommodation units, all brand new builds, and the calendars are filling up. On one day she landed two long bookings. A guest came back to say yes to a three month stay. Then she followed up a contractor who had stayed before, telling him the property was getting busy, and he asked for six months. Alongside that, guests are booking direct outside Airbnb. Clare only needed £1,500 a month to replace her income so she could cut back her working days, and she's on track to do that from one property alone. With Simon helping her optimise her listings and set up payments, the next step is simple: lock the bookings in and get the next deal.
